Q: What kind of land do you have available?
A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer everything from residential lots to commercial lots and from less than an acre to large acreage. We offer all since different investors want different things. We list the details in the property description.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself?
A: You’ll find land investment properties on this site are often discounted around 50% to 75% because of our proprietary marketing systems that get in touch with landowners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.
Q: How do I make an offer on a property?
A: Simple, head over to our Contact Us page and send us an email or give us a call/text. We take offers first come first serve… and telephone tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
Q: How often do you add new investment land in to the site and VIP Buyers List?
A: We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly. If you sign up as a VIP Buyer you will also be notified as new properties become available. This will allow you to be one of the first to see new discounted properties before others.
Q: Do you charge any fees to buy or sell?
A: No we don’t charge any fees. We help those who have unwanted land and offer a solution to their problem quickly and are able to purchase their property at a win-win price. When you buy an investment property from us you pay a deeply discounted price because we were able to buy the property at a steep discount. That is why we can pass the savings onto you. Our profit is the difference in those prices. A win-win for all.
Q: Should I visit the property before buying?
A: YES!!! We strongly recommend you inspect the property before buying. We also suggest you contact the county on zoning and any other questions you have to make sure the property is suitable to your plan. While we will do our best to tell you everything we know about each property, nothing replaces the value of doing you own research and due diligence.
Q: How can I find the property?
A: We list the GPS coordinates and street address in the property ad. Some properties also have direct links to the property though google maps.
Q: Who owns the properties being sold by Land of America LLC?
A: All properties sold through Land of America LLC are either owned (free and clear) by us or we have the right to sell them, such as through an option.
Q: How does Land of America LLC acquire properties?
A: Unlike other land sellers, we only purchase properties from private parties and DO NOT engage in purchasing through tax sales or foreclosure sales. All properties are bought with WARRANTY DEEDS (no quit claim deeds or Tax Deeds which are often hard to get title insurance for) and from mostly long time owners.
Q: If I call the county to ask them a question, how do I reference the property so they know what land I am talking about?
A: Each property ad includes the APN Number of the property. The county will be able to look the property up by that number.
Q: Can you show me the property?
A: We do not send representatives from our offices to show property. We purchase land throughout the country and we rarely, if ever, see the property we are buying. This is one of the reasons why we’re able to keep our prices so low. Potential buyers are more than welcome to visit any of the properties they wish to purchase on their own.
Q: How do I know this is legit and not a scam to take my money?
A: For any potential buyers skeptical of our company, we’d encourage you to close through a closing company or attorney, depending on the state. This will allow a third party intermediary to handle both the drawing up and recording of the deed as well as your money. We should mention, however, that this will incur additional costs to you. In order to enter escrow there must be a signed Sale/Purchase agreement between Buyer (you) and Seller (us).
Q: What guarantees does Land of America LLC offer?
A: We guarantee that the property is free and clear of any governmental or private liens or encumbrances other than recurring assessments or bonds. Basically, we guarantee that at the point of ownership from us to you, the property is free and clear and has marketable title.
Q: Are there any liens on the properties?
A: No. We guaranty a free and clear marketable title on all properties we sell.
Q: Can I make a larger down payment than what is listed on the web site?
A: Yes. Please contact us with the amount you would like to put down (must be at least the minimum) and we will accommodate the contract for this.
Q: If I want to make a larger down payment, how does this affect the loan?
A: If the dollar amount you use as a down payment is larger than what is required, the monthly payment will be reduced. The term (length of loan) can stay the same. We can also adjust the term if you are looking for a certain monthly payment to fit your budget.
Q: Do I need to qualify for financing or how does this work?
A: No, you don’t need to qualify for financing. We wish to make property ownership affordable for as many people as possible. Therefore, we do not require any formal qualifications. It is very simple, you want to buy a piece of land and we want to sell it to you. That’s it.
Q: How long can I finance the property?
A: This varies by property and will be noted in each property description. The larger the sale amount, the longer the term will be permitted to be.
Q: Is there a penalty for paying a property off early?
A: No. You can pay off your property at any time with no pre-payment penalty. Just call us and let us know when you want to pay it off and we will let you know your pay off amount.
Q: What kind of contract will I be signing when purchasing a piece of land from Land of America LLC?
A: When purchasing a piece of land from us we will sign a Sale Agreement for cash purchases. If purchasing with financing we will sign a Lease Option which outlays all terms of the transaction such as sale price, down payment, monthly payment, rent credits and all other details commonly used in such a document.
Q: If I pay cash or once property is paid off, what kind of Deed do you convey the property with?
A: Once a property purchased through Land of America LLC is paid off, transfer of title occurs exclusively using Special Warranty Deeds. This form of deed gives you, the valued customer, one of the highest levels of protection.
Q: When do I get the Deed to my property?
A: Once you pay for the property in full your title will be conveyed to you via Special Warranty Deed within thirty (30) business days. We commit to signing all paperwork necessary to transfer ownership and deliver a Special Warranty Deed to the recorder/clerk of the county the property is located. In addition you will receive copies of the notarized deed via mail so you can have proof that the seller has issued the deed to you. After the recording of the original deed is completed, the county recorder/clerk will then return it directly to you. Depending on the county it may take 4-14 weeks for the county recorder/clerk to mail the recorded deed back to you.
